President’s Message


I hope your summer has been fun, sunny, and bright. It has been a while since the last newsletter and there is so much to cover in this issue. Our annual summer get-together will be held during the Labor Day weekend on Saturday, September 1, 2007. If you were planning a summer barbeque or gathering, we invite you to have it on this date.

If you have not turned in your updated Resident Information form, it is not too late. We have had several incidents recently where a problem has occurred in a unit where we were not able to contact the unit owners because we did not have current contact information on file. In cases of emergency where your unit needs to be accessed, we can contact you immediately or contact your emergency contact person if we have this information on file. Please bring your contact form with you to the next Board Meeting, give it to your building captain or send it to a Board member at our respective address listed on the newsletter.

The Board of Directors strongly recommends that every unit owner obtain Condominium Unit-Owners Insurance or HO-6 Insurance, which provides protection to unit owner’s personal property within their unit which is not insured under the association’s master policy. Most HO-6 policies provide protection for property damage to personal belongings, wall, floor and ceiling coverings, and any accessories not originally installed in the unit and provide personal liability protection.

The Board is asking that all residents take an active role in keeping our community clean and graffiti free. Any acts of vandalism will be taken seriously and the Board will take all the necessary steps to ensure that our community stays clean and graffiti free. Acts of vandalism and graffiti are not only unsightly but they bring down the value of our property, which affects all unit owners. Please be mindful of your visitors and children’s activities within the community.

Ford City Mall informed us in June that the North Room where we have our Board meetings will not be available the remainder of this year. We have requested and are currently working on obtaining an approval to rent space from Richard J. Daley College for future Board meetings in 2007. Once the arrangements have been made, the exact location and dates of future Board meetings will be posted in each building as well as published in future newsletters.

After many years of service in one form or another to our community, AngelaJones-Moore announced at the beginning of the year that this is her last year as Property Manager for our Association. Over the next several months, the Board of Directors will be looking at proposals from property management companies to manage our community. We will be looking for a company that will be the best fit for the community and one that provides the necessary amenities that will continue to make Courtyard in Ford City Condos a great place to live. Your input is very important to this process. To assist us in the search for a management company, the Board would like unit owners to complete a brief survey regarding the services we currently have. Please complete the survey and place it in the envelope outside of your building captain’s door or mail it to any of the Board members at their respective address on the front of this newsletter by August 24, 2007.

What's New

Annual Summer Cookout – will be held on Saturday, September 1, 2007. Make plans to join us for some good food, fun, games and music!

Meeting Location for Remaining 2007 Board Meetings – the Board is working on obtaining a location for Board meetings. More details will be provided at a later date.

Sixth Annual Cookout

Date:
Saturday, September 1, 2007 – 1:00 p.m. - until

Parking:
No parking in the large parking lot. Owners must move all cars from this lot by 10:00 a.m. on September 1st.

Food Donations:
Please donate a food item to the Community Table. All are welcome to eat at the Community Table.

Monetary Donations:
If you would like to donate a monetary gift, please give it to our Treasurer,
Ms. Lucille Henderson.

Drinks:
The Association will provide hamburgers and hot dogs. Please be discreet with any alcoholic beverages that you may have.


Children:
Parents are responsible for the supervision of their child or children. Let your children bring out their bicycles, scooters, skates, etc.

Games:
We will have a moonwalker for the children and other games for adults and children.

Prizes:
We will have an assortment of prizes.

Tables/Chairs:
-If you are planning an event on this day and need additional tables/chairs,you can rent them from Rental Max for a minimal fee.

Assessments Information

Assessments are due the 1st of each month. Late if paid after the 10th and you must pay the late fee.

Buildings and Grounds

Use garbage bags that are strong enough to hold your garbage.
When walking your dog, please carry and use a scoop.
Do not hang or expose clothing, sheets, blankets, laundry, rugs and similar objects on balconies or patios.
Help keep our hallway carpet clean by wiping your feet on the entrance carpet runner.
Do not place your shoes, boots umbrellas, bikes etc. in the hallway.
Keep to the right when you drive in and out of the parking lot and while waiting at the security gate.
If you are having problems with your intercom, contact the Property Manager to purchase a new intercom for $29 plus tax.
Call Maurice Pollard on 773-983-3619 to replace light bulbs in the common areas.

Selling Your Condo

First step is to submit a signed contract to the Property Manager.
All forms or information that needs to be completed by the Property Manager will be taken care of within 10 business days.

DirecTV Services

Call Jennifer on 312-829-9145 Ext. 101 to obtain DirecTV services.

CONDO LIVING

Homeowners have a right to:

1. A responsive and competent community association.
2. Participate by attending meetings, serving on committees, and standing for election.
3. Honest, fair, and respectful treatment by the association leaders and managers.
4. Live in a community where the property is maintained according to established standards.

Homeowners have a responsibility to:

1. Read and comply with the governing documents of the community.
2. Pay association assessments and charges on time.
3. Treat association leaders, managers and other homeowners honestly and with respect.
4. Vote in community elections and on other issues.

RULES & REGULATIONS

For detailed information on all of the rules and regulations, refer to your copy of the Courtyard Rules & Regulations. Violators will be assessed a fine.
Gazebo closes at 10:00 p.m.

Household Tips

Simple, no- and low-cost tips for using electricity more efficiently:
— Set the thermostat at 78 degrees or higher when the house is occupied, and at 85 degrees when vacant.
— Keep the doors and vents closed in unused rooms.
— Wash/dry full loads of clothes and use cold water as often as possible.
— Use a microwave oven instead of a regular oven.
